Dundee is one of Omaha’s most distinctive historic neighborhoods — early 1900s homes on tree-lined streets, original woodwork, mature box elder and maple canopy that goes back generations. It’s a beautiful place to live, and those same features that make it attractive also make it a complex pest environment. Original wood-framed construction from 1910 or 1920 has been accommodating insects for over a century. Every settled foundation crack, every gap around original plumbing, every stretch of wood siding that’s been through a hundred Omaha winters is a potential pest entry point. Dundee requires a more careful approach than a newer neighborhood.

Common Pests in Dundee

termites
Eastern subterranean termites are the top concern in Dundee. The neighborhood’s concentration of old structural lumber — original floor joists, basement beams, wood-framed exterior walls — represents an enormous food source. termite damage in homes this old can be extensive and is often hidden behind finished walls or in crawl spaces. Many Dundee homes haven’t had a termite assessment in years, or ever.

Box Elder Bugs
Dundee’s abundance of box elder and maple trees makes this one of the most box elder bug-affected neighborhoods in Omaha. Come September and October, they congregate by the thousands on south-facing walls, then work their way into wall voids and attic spaces to overwinter. They’re not destructive, but the sheer volume in some Dundee homes is genuinely overwhelming.

Ants
carpenter ants are a serious concern in Dundee. Anywhere old wood has absorbed moisture — window frames, sill plates, porch columns, basement beams — carpenter ants may be establishing galleries. They don’t eat wood but excavate it for nesting. A colony left untreated for several seasons can cause meaningful structural damage. Odorous house ants are also widespread, trailing in through foundation gaps in search of food and water.

Rodents
Dundee’s older housing stock is full of rodent-accessible gaps. Mice enter through gaps in foundation mortar, around utility penetrations, and along sill plates where the framing has separated from the foundation. Norway rats access basements through floor drain systems and deteriorating sewer laterals that are common in homes this age.

Spiders
wolf spiders, cellar spiders, and yellow sac spiders are all common in Dundee’s older basements and crawl spaces. Stone foundation basements with uneven walls and floors offer numerous harborage spots. Spider populations tend to be higher where other insect prey is abundant — which is generally the case in older Dundee homes.

earwigs
Earwigs are a consistent complaint in Dundee, particularly in homes with basement moisture issues or ground-level flower beds against the foundation. They’re nocturnal and alarming when found indoors, though not harmful.

Why Dundee Homes Are Vulnerable

Dundee’s pest vulnerability comes directly from its character. The same original construction that gives these homes their value also means 100-plus years of settling, weathering, and accumulated gaps. Foundation mortar in stone and brick foundations deteriorates. Original wood windows develop gaps between the frame and rough opening. Sill plates at the foundation-to-frame junction are often among the oldest and most vulnerable pieces of lumber in the structure.

The tree canopy is both an asset and a liability. Box elder trees are the primary reason box elder bug populations are so high in Dundee — there’s simply no better habitat in Omaha. Maple trees generate seed debris that feeds small insects. Tree branches overhanging rooflines are rodent access highways. Root systems from old trees can lift and crack foundation sections.

Dundee’s basement characteristics — many with stone or rubble foundations, older drain tile systems, and elevated moisture — create ideal conditions for the insects and rodents that prefer cool, damp environments. Silverfish, centipedes, earwigs, and moisture-seeking ants are drawn to these spaces.

Our Pest Control Services in Dundee

Miller Pest Solutions has been serving Omaha since 2001, and we’re both NPMA members and QualityPro certified. Joel Miller has been in pest control since 2007. We have direct experience with Dundee’s housing stock and the specific pest challenges that come with it — including termite assessment in original framing, box elder bug exclusion, and rodent-proofing in older stone foundations.

Every service begins with a paid assessment. In Dundee, that typically involves a careful look at the foundation exterior, basement/crawl space, attic area, and any visible wood deterioration. We document what we find and explain our recommendations before any treatment happens.

We offer targeted treatments and ongoing maintenance programs. For termite concerns, we’ll explain your treatment options and what kind of monitoring makes sense for your home. For box elder bugs, exterior treatment and exclusion work in early fall is the most effective approach — once they’re in the walls, options narrow considerably.

Dundee homeowners also frequently encounter Asian lady beetles alongside box elder bugs in fall. Like box elder bugs, they aggregate on sunny exterior walls and work their way into wall voids to overwinter. They emit an unpleasant odor when disturbed and stain surfaces. Both pests are best addressed with exterior treatment and exclusion work before they’ve entered the building — once they’re inside the walls, removal options are limited.
